Whether you're a seasoned investor, or you would like to learn more about real estate investing, I'm qualified and ready to help you. 

If you are looking for house to fix up and sell or you want to get into property management by becoming a landlord and renting, investment property can provide you with additional income and increase your quality of life. It can also be a nice little nest egg in your retirement portfolio.

There are many types of investment property-land, single-family homes, duplexes, town homes, apartment buildings and more. And, like any investment, there are always potential consequences, both positive and negative. So the more time you spend educating yourself about the process, the less risk and greater potential for profit you'll have. One of the best things you can do, when considering investment properties, is to work with a real estate agent who understands all the ins and outs of purchasing, maintaining, managing and upgrading these types of properties.

In addition to being a Realtor, I have over 20 years of experience buying, remodeling, selling and managing investment properties. I understand first hand about cash flow, depreciation, taxes, net operating income and return on investment. Plus, I have a team of financial and home service professionals who can assist you with all or part of what it will take to build or maintain your property investment empire.

How do I select an investment property?
We will help you define your goals for real estate investing, including your needs for income, appreciation, and tax benefits, as well as your willingness and ability to manage the property yourself or, alternatively, to hire a property manager. Based on this careful analysis, we will then begin to identify properties that match these criteria. We will examine a property’s financial performance using spreadsheets that allow us to plug in and evaluate various scenarios. Prior to purchasing any property, we suggest you meet with your tax advisor, and we also help you define a long term exit strategy based on your desired investment horizon or holding period.

What tax benefits or estate planning strategies are available?
Depending on your unique circumstances, a broad array of tax advantages may be available to you, including depreciation, personal residence tax exemptions, tax deferred exchanges (called 1031 exchanges or Starker exchanges), and certain write-offs. It may be possible for you to reposition your assets to better suit a change in your financial circumstances, or even to create new estate plans for your heirs, without any immediate tax liability. We would be happy to meet with you and your tax adviser to help you take advantage of these strategies.  

What is a “cap rate”?
A property’s capitalization rate is a calculation of the relationship between the property’s price and the rate of return it generates, given its income less certain expenses. Cap rates vary widely across various property types, geographic locations, and under different interest rate and business environments. We’d be happy to share with you the kind of cap rates available in today’s markets.
